Single-family residence buy & hold investment in Emigrant Gap.

Purchase price: $272,000
Cash invested: $290,000
Sale price: $450,000

This was a cabin we purchased with a self directed (Check Book IRA).

What made you interested in investing in this type of deal?

Purchased to rent to a recovery ministry. They messed it up after years. We needed to figure out a way that it could still be used for ministry. So we fixed it up and sold a 1/2 interest and carried back the financing. Put $50,000 plus a monthly income. Is available for Church group retreats 7 bedrooms, two living areas and a large kitchen with ski resorts, lakes and waterfalls near by.

Self Directed 401K

How did you add value to the deal?

Rehab and additional structures.

What was the outcome?

Great deal with cash in our pocket and monthly cash flow from carry back and rents.

Be careful who you rent to.

Time to sell.

How did you find this deal and how did you negotiate it?

This was a market rate purchase years ago.

How did you finance this deal?

5 year Arm with a 10% Second

How did you add value to the deal?

We purchased the 2nd at a 30% discount.

What was the outcome?

Bucks in the pocket non tax.

Use a straw investor to purchase notes.

Writing offers for nearly a year on this one house.

My Brother and Agent lives next door. Said he had our next flip it was a foreclosure and the tenant that would not let anyone into the home.

Turned a junker into a dream

Beautiful home.

Don't hire sub contractors that say they are going to help you out.

Purchase price: $205,000
Cash invested: $25,000
Sale price: $315,000

Purchased from MLS was a reverse mortgage bank owned. Inside destroyed fixer.

What made you interested in investing in this type of deal?

House was beat up inside. Could see the possibility of adding a 3rd bedroom with in the foot print.

How did you find this deal and how did you negotiate it?

MLS - Bank Owned reverse mortgage. They would only accept asking.

How did you finance this deal?

Line of Credit

How did you add value to the deal?

Added a 3rd bedroom new kitchen bath flooring paint windows garage door floors doors and trim.

What was the outcome?

sold in a weekend over asking but buyer had challenges in financing so we assisted with $3,000 in closing costs and still sold at asking.

Lessons learned? Challenges?

City took 3 weeks to issue a permit. - called for a final they were in and out in 5 seconds proves that they are only asking to pay for a permit to collect dollars.

We worked with the Listing Agent we represented our selves.

We needed to make some money as a broker we collected a commission at close.

We have a line of credit from a friend that allows us to purchase up to 4 houses at a time.

How did you add value to the deal?

Kitchen, Baths flooring paint and fixing misc

What was the outcome?

On the market

Don't buy because you need a $, plus we work with once houseless Veterans and we needed a job for them.

Been a Broker for 30 years. Worked with the Buyers Agent and Title people.
