We work with several realtors. A general buyers agent form just informs you they have your best interest at heart not the listing agent that has to look out for the seller. As an investor why would anyone limit themselves from getting deals from other realtors.

Thank you both very much for the info. I would bet good money Baltimore City, Md is not online for title searches. It is all they can do to have the tax info online. Even regular title searches take a lot longer here and are more expensive. They don't even usually list the square foot info in the tax records. I will have to see which works best.

I am in Maryland, is there any legal wording to protect me as a wholesaler from receiveing back a signed letter of intent with my offer, with a traditional MAR to follow within 5 days. When the listing agent stalls and then gives the owner a higher offer from another buyer after signing my letter of Intent.

After rehab, are a stove and fridge required by law for rental units in Maryland?

I have the opposite problem in Baltimore City,Md. The prices of the row houses needing rehab are so low it takes a lot to get a real estate agent excited. The average house is $40-$50K before rehab. You are right everyone has find out what works best for the area and them. Thanks for your help.

And as for buyer's run a newspaper ad or call those Bandit signs. Also reading the classified section on your local newspaper, the point is if the numbers look good you won't have a problem finding buyer's. :D

I haven't seen that before, you deducted your assignment fee to determent your MAO? Is your assignment fee then set all the time at $5K?
I normally determine my MAO then see how much money is in the deal to determine the assignment fee.

How do most of you more expierenced wholesalers determine your assignment fee. MAO, ARV, equity after rehab, PCF, cash out after refi? What would be a good rule of thumb when your starting out and you don't have an established buyers list yet and you want to move the deal quickly but don't want to give it away either?

I actually called several Title companys and asked if the do a title search and it has problems do I have to pay a fee and they all said yes. $150-$350 for Baltimore City,MD. So did I ask the wriong question? Should I ask for title insurance and what is the fee if they cannot provide title insurance.?

Thank you, will that apply everywhere? im MD. If there are liens would they tell you what it would take to clear the title? How much would what you describe normally cost if they open title?
