Thanks for the info. I was trying to see if a title search would show any liens or things clouding the title. I would like to have that info for a distressed fsbo.

What is the most professional way to handle investors comming to inspect the property when buying the assignable contract. Presumably we were going to rehab and keep the property for rental or retail after closing and pay cash. How do you handle that with your realtor and/or the seller?

What is the difference in cost and information between a title search and a preliminary title search. How long do they normally take?

What is the least expensive way to determine if there are any outstanding liens ect that would prevent a clear transfer 0f title? Like in the case where a child dosen't wat an inherited property or the owner is in jail.

What is the most accurate way to determing the After repair value with row houses like Baltimore city,Md There is a great lack of square foot info and a lot of times good comps are not available. I think the real estate agents struggle with the same thing.
