CL has been my main source of leads for the last 2 years for both leases and sales. I stay in touch with my leases and some of some convert to sales the following year and some just lease another house depends on their credit condition

As anything in real estate, you have to be consistent and respond fast to the leads otherwise they will call the next ad

Each time you share I get more hope mixed with confusion :)

You mentioned that you focus on JUST SOLD prospecting and I would like to understand this one.

Then you said you mailed letters,made phone calls,SOI, builders,door knocking,etc.. it sounds like you are everywhere.

I know that CONSISTENCY is the key in this business and I am trying to put a system that i can follow to get sellers but I am not sure how I can do all of that in the same. You must be consistent somehow in what you are doing.

I was planning to jump into the expireds field and stick with it for a while until I came across your post that I am checking twice a day now for updates to see what other ways are working in our market.

As much as your post is inspiring as much as it is confusing for me. You said Day 1 prospected and got 6 leads, how? what kind of prospecting was that? If you don't mind fill up these blanks for me.

Are you sending letters, postcards, emails, distributing flyers, making phone calls?

I am just wondering what kind of prospecting can have that fast response and action.

I was more successful generating buyers than sellers. I am happy to work with both but prefer working more with sellers to have more control over my time. Driving around, getting stuck in Houston traffic can waste a lot of time that I can use in a better way.

If you can share with me/us some more details of what you are doing, that will be great. I work in the west and southwest area, so we are not in the same market and I will not compete with you :wink:

I like the katy, Richmond, Sugarland area which big enough to keep me busy if i would like to work in that area

I was wondering what kind of prospecting you are doing. Expireds, farming, door knocking or making calls.

I got a question from a seller asking "Who pays to the lender during the short sales process?" In other words, does the seller still have to pay the monthly mortgage during the short sale negotiation period?

i was talking today with a Realtor from Coldwell Banker and he said that I have to keep the house for 3-4 months before selling and i can't put it under contract and assign it anymore because this is illegal.

I want to confirm how accurate that piece of information is.

Nice article Josh. I absolutely agree. I have done that mistake when i just started networking online. I went and subscribed on every website i found and couldn't find any time to participate in any of them or even follow up on my personal questions because i couldn't remember where i posted it.

Now, I focus only on BP that has a lot of info and facebook.

I am not sure where I can post this but I wanted to share with everybody that i am addicted to bigger pockets, i can skip my favorite shows but i can't skip a night without reading at least one topic. I don't participate that often because when i search for my question, i find the answer somewhere with a lot of details and explanations. Thank you all and keep it up. :lol:
