BP, I am working with a Hard Money Lender to close on a small 8 unit building.

The lender has his on inspectors to perform a BPO. 

What does this inspection typically include ?

@Stephen Akindona That is great news to my ears:-)... An agent was trying to convince me to use her, though I have clearly stated that the property has been found and the negotiating has begun. 

She brought up the title work, collecting the keys and setting up inspections....
