He is willing to owner finance but he wants 50% down and pay the remaining back in 3-6 months. And I am not able to do that at this time. I wish I could though...

If the bank finance, How soon after do you think I can refinance ... Because it will certain need some work ? 

I have been looking for private money, but they want more money down. 

I will give the banks a try on Monday.

I have found an 8 unit apartment building for $55k in Memphis . 

Would banks and credit unions fund a commercial deal this size ? The seller is motivated and I must get this deal closed. But I need to know if I am wasting my time by seek help from a bank and credit union >

Most hard money lenders I have run across dislike loans less than $100k. Or they want 25-30% down.

I am having a hard time finding funding.

And I have $10k in reserve.
