Wow, that was fast :-)... I love BP. I have not gotten funded yet, this is just the beginning stages and he is a member of BP that will locate the funding for me. It's only $100 but it seemed weird and I wanted to get more advice from BP before I went forward.

When applying for a hard money loan is it typical for someone to ask for a small fee upfront? I received the below email after submitting an application to a hard money lender: "There are no upfront fees, but there is a Good Faith payment in case we do get you funded you don't waste our time by not going through with the deal. If you are not funded you will be refunded 100%." Memphis TN

I am certainly a MIG member.. :-) Can't wait til the next meeting on the 11th. 

This will actually be my 1st deal once I pull it off :-). I have been soaking up soo much information from so many sources for some time now. and I finally have the determination and a plan as to which direction in Real Estate that I want to travel. 

You guys are the best... I will be getting with the seller to see what I can negotiate.
