Browsing through the Probate records through an online resource. Anything in particular to look for when searching for leads? 

I'm trying to learn all the Legal abbreviations and am just a little confused to what it all means. For example, should I look for "Heirs" "Affidavits" "Refusual of letters, Creditor." Not sure which approach would prove the best results. And I would not want to make the mistake of marketing to anyone who actually isn't getting any real property.

Thank you for the input. Glad I could get some advice from someone who experience it themselves.

I'm going to take it all into consideration when executing a marketing strategy.

However I think you may have set the foundation for my first rule. The 6 month minimum wait period seems like it should be recieved well.

I'm going to try everything you suggested. 

First and Formost I would like to network in person at any REIA. I've been told personal contact is the key to success.

I have found only MAREI, any others you would suggest would be great!

I've been looking into Probate Leads for wholesaling in the Kansas City area. What would you recommend as far as contacting said leads. I'm going to try and make contact through direct mail, would it be a good idea to try and make contact with any attorneys involved also?And as far as the very nature of the marketing strategy, is it better to mention the recent passing of the Loved one? Or keep it strictly buisness oriented.
