I have a question or two for Indiana realtors. Once you complete the 90 hours course and pass the exam. What kind of license is that for? At that point are you considered to have a realtor license? Or is there more steps to complete? At what point do you gain MLS access and be given to reins to look at houses by yourself (get lock box codes, etc)?

First flip officially in the books. I cleared just over $25k and learned a ton. Now I have to find that next one!

Just an update, my flip has gone pretty well.  I took possession on Feb 15 and had it back on the market May 10.  I was hoping for sooner, but with doing all the work myself, not too bad.  So far we have had a lot of showings.  Open house this Sunday, lets hope for an offer soon!

I know this subject has been brought up before but looking through I can't seem to find a good answer.  Does anyone have a good recommendation for an Indianapolis area real estate CPA?

I am working on my first flip in Beech Grove, IN (Indianapolis area).  It's nice older home built.  We will have refinished hardwood floors, tile kitchen floor, tiled bathroom, etc.  Should I do granite counter tops?  I want to make this home really stand out and pop, but not sure if I need to go all the way to granite.  I want something nicer than laminate.  What other in between options would people suggest?

@Partick B. For this flip it is mostly cosmetic stuff. We plan to put new flooring in, paint, trim, finish original hardwood floors, new appliances, etc. The biggest thing we want to do is add a half bath on the main level or a full bath either upstairs. We haven’t decided on that yet. We need to get a plumber in to have a look to see what is most efficient. The best part is all the mechanicals are in good shape, electric, hvac, and water heater all recently updated.
