Hi,I recently came across FIG and a, interested as well to know if the process went as planned. Construction timing, leasing and hitting their pro-forma numbers. Their markets and product look great. Has anyone seen upside in rents and appreciation in these markets or downside.

Hi Does anyone have any input on wether or not they supply appliances in their rentals in the Atlanta or Raleigh areas? I would typically think that a stove and dishwasher are standard but a fridge or washer and dryer would be extras.

I currently supply the fridge as well but am considering not doing that moving forward. I am not getting any rent premiums by including them other than my properties rent very quickly.

Hi Elizabeth, I reached out to RWN for some properties in Atlanta and they connected me with their Atlanta partner. I had a terrible experience working with them. The home listing they had was old and the available homes were nowhere in the price point of the homes that were shown by RWN. They were also very un responsive. I mentioned this to RWN and they stopped working with the partner about 8-12 weeks later. I actually had a great experience going through a local agent and finding my own PM. Tenant is in place and cash is coming in. I don’t think I will try turnkey again.

Hi live in California and was thinking of forming a Top level LLC in Nevada that would own LLCs in other states where I would have rental properties. If I had a total of four LLCs would I need to pay the $800 CA Franchise Tax fee for each? (800x4). If this is the case then it looks like I might put the parent LLC in CA and would that reduce it down to just $800? Thanks Jim

Hi I have been watching and listening to Kathy fettke's podcast and videos. She seems to lay things out pretty straight forward and I like the turn-key simplicity of her investment platform. I don't have a lot of extra time but I would like to get a few cash flow properties. I live in California but I am thinking of investments outside of CA where I can get into properties around $150k or less. Has anyone used her service on one or more properties? Would love to hear about some experiences. Jim
