Best of luck. Make sure you do your homework. I find that Baltimore has the most over inflated potential rental incomes that are supplied by sellers and Realtors. Definitely a lot of fluffing of the numbers.

One thing we started doing about a year ago has saved us lots of time & $$. We use primer on the ceiling as the final coat. Ceiling paint is basically the same flat material and there is no need to top coat the primer. It looks great.

I'm kind of liking the link to the adult film industry and I think calling it fluffing is quite fitting. LOL
Stretching the truth is very prevalent by realtors. From photoshopping the grass color to enhancing the blue skies, it happens all the time. Even realtors who put comments like "act fast this one won't last long" and it ultimately has a DOM of 120+. And what about the banks that play the highest and best game when you know you are the only bidder.
I would never lie to an appraiser but it is our job to promote our finished product in the best way we can. Ultimately, I am here to make the most profit possible from each deal. I guess you could refer to it as salesmanship.

And Sly Fox at HD is a great shade of red for front door. Really makes the front door pop without being in your face.

We always use Tawny Birch from Glidden in eggshell at HD. Always get positive reviews. Paint trim bright white semigloss.

First couple were buy and hold. Now only do flips. I will suffer the higher tax rate and make $40k per flip. That's about 120% annualized return. For me, it beats the $700 per month game of profit from rentals. Now I only have to worry about appraisals and not which tenant will thrash one of my houses next.
As a side note, I have been looking for a apartment building if the price is right.

You could "accidentally" roll it onto the street and then call parking enforcement to report an abandon vehicle. Sounds like the easiest solution if the vehicle is basically worthless.
If it was an old Viper, Rich Weese and I would be fighting over it.

5 so far this year. I have the capacity to work on 2 at a time but cant find good deals in my area. My goal is to complete 4 more this year.
