A great example is Washington, DC.
S.E. was always joked about as being totally ghetto. But now its tuning into a hip yuppie area. You need to try to determine which way the gentrification is moving and jump in ahead of the wave. Buying up some properties as good rentals and holding them until you are ready to rehab and sell for big $$ is the best way.

My county went from having separate listings for SFH, TH, and condos to combining all three 6 months ago. Last week there were about 45 listings....today about 30. Seeing what appears to be buyers with primary residence intent. Plus BPO are getting higher. Sucks.

Since you don't have a good memory anymore you probably have forgotten that you promised to give me the Paxton supercharger off our Viper. Mine is getting a little slow with only 550 hp.

I quickly became tired of the key fiasco and now key all my flips and rentals with the same key. Nobody knows except my foreman, realtor, and my HVAC man. I have not found any downside and everybody's life is so much easier. Plus, I do not have a "janitors key ring" anymore. I buy all my door knobs from the same wholesale lock business and my salesman keeps a copy of the key. I just call him up and give him my order and he keys the exterior locks to my master key. Too easy.

I maintain another business which I work fulltime. It supports my lifestyle plus some. I look at RE as my fun 2nd business which its' income is pure gravy. That way there is never financial pressurein RE to preform just my own self goals to achieve. Plus there is a Lamborghini calling my name in the near future :)

I always search the oldest properties first. 30-40 days is when I guess the asset manager starts to realize something is wrong plus it clears out the 15 day owner/occupant BS that the govt loves.
