Its a hard lesson to learn but do not let tenants put their stuff in your property until everything has been signed and the check clears. In my county, the tenants have all the rights. Sucks.

Joshua Dorkin I live about about 20 minutes from DC so I have spent a considerable amount of time there.
Places I would consider:
1) Smithsonian museums- Air & Space is cool. Natural History is ok.
2) Spy Museum was enjoyable
3) About 30-45 minutes to Annapolis, MD. Great bars & seafood restaurants.
4) One of my favorate restaurants is on Pennsylvania Ave in DC. It's Foga da Choa. Its an all you can eat Brazilian restaurant. Phenomenal restaurant. You must like steak.
5) Nationals game is fun. Easy to get to stadium via metro trains. Live bands outside of stadium before and after games. Bar & food in outfield in raised up area.
6) Matchbox restaurant has two locations in DC. One in Chinatown. Very trendy and good food.

I can provide you with more suggestions if you give me more of an indication of what you are looking for.

Funny how region dictates appliances. In our area we have to include 4 pieces plus washer and dryer.
I have been buying Whirlpool SS and have been happy with it. As for the W&D, we buy the cheapest we can find. Usually $500 for the pair.
I am working on one of the cheapest houses we have done so far at $190,000 ARV and we still have to be careful of the finish selection.

My only concern is if you are ever sued by the homebuyer...you have given them potential ammunition. I doubt most of us pull electrical permits to move or add a switch, etc.
Just a thought.

I have many times converted the master bath into shower only in our flips as long as there is a hall bath for the kids with a tub. The nicer the shower....the less important the tub is in the master.

Not having a tub in a 3 bedroom home does present a significant hurdle in renting to a family with small kids.
I would target college and grad students and look for renters who do not have rugrats.

I would be more concerned by the list price of $150,000 but the homeowner is willing to sell it for $60,000. That is very unlike homeowners to take that serious of a price reduction. Makes me wonder if there is something seriously wrong.
