@Natalie Schanne thank you for the helpful info! It has been a wild ride-this is the start of my fourth year. I absolutely recommend it to others, but definitely takes someone who WANTS to be successful at it and will put in the work and the time. I guess that is like most businesses. It is definitely not a part time gig. Regarding investors-I will take on experienced, cash investors. Distressed properties are by far my favorite ones to offer on, see, and work through. I wish that was all I did sometimes! I have never paid for leads. Most of my business has come from open houses and building relationships over the last few years. I think new agents should seek out investors because it is a great way to learn the business and learn how to hustle, problem solve, make offers, use the MLS etc.

You should join Keller Williams in Cherry Hill. The split is 70/30 and you can cap, unlike other offices, and keep 100% of your commission. Plus, KW has the best training across any industry. when I was starting out and had no idea what the hell I was doing I relied heavily on these classes and other agents. You don't get that at other brokers. coincidentally, the MREI class is today at our office. Next Tuesday is our sales meeting, you could also check that out to get a feel. Joining KW has been the best move for my career. Feel free to call or text me, I have an office within my office and would be happy to show you around.

Hey all...

Anyone here have success with cold calling numbers you found through public records? We are trying to move away from the herd as the MLS, auction, and yellow letter scenes are extremely competitive.

We have compiled a list of homes while driving for dollars, found the vacant owner's number and I have started to call.  No luck yet, but curious is this method has worked for anyone else or if anyone has tips, or maybe even script ideas.

Hi @Ryan Edwards, I'm a little late to the party here, but congrats on pursuing your license.  I think it's the right move.

I got mine a couple months ago after being on the fence for a long time (check out some of my old posts) and ultimately went with Keller Williams, so I'm biased.  It definitely depends on the office; so interview the brokers of record.  Go in with a list of questions and be upfront with your goals and objectives, and consider asking to meet an agent who is where you want to be in a year or five years.  I have been very happy with Keller Williams.  Their training is fantastic.

I'm an open book if you have any questions regarding KW so feel free to call or message me through BP. Regardless of the broker you choose, I recommend reading Millionaire Real Estate Agent (and Investor) both by Gary Keller to kickstart your career.  Honestly Millionaire Agent is a fantastic book regardless of what business you're in...but I digress
