Hi Tony, we have a bunch of free stuff on both multifamily and syndication. (My partner does the multifamily education, I do the syndication education.) Right now, we are giving our program away for a $1, but you don't even have to buy that. If you want, message me and I will give you links to stuff on youtube that you don't even have put your email in to get. 

Yes! Do it. is it distressed? I would recommend converting to multifamily, but then again, I don't know the mapping process in Florida. I did condo conversions in Southern California and conversions take a long time and there is a lot of red tape whereas you won't have the same issues to covert to multifamily. Good luck! I would love to take a look at the deal.

Hi Zola, it is recommended that a non-accredited investor (that is sophisticated) that invests should not invest more than 10% of their net worth. You can have up to 35 sophisticated investors in your 506(b) offering. 

Frankly, it is wise not to take more 10% of any individual's net worth into your deal - the risk is too high for them and the risk is too high for you if something goes wrong. Best of luck!

Hi Uri - I will review it for you. I practiced syndication law for 13 years and now work as a consultant on raising capital, so I wouldn't review it as a lawyer, but as an advisor. My contact info is in the footer.
