Yes, I heard exactly the same thing! And because of the hot market, there might be appraisal issue when trying to acquire a loan on those turn key properties.

Yes. I'm aware of the price point issue. Since all my other turn key properties in Chicago are at $120k+ price range, so I shouldn't expect the same level of rehab work in lower priced area. I need to learn these things from local experts.

I actually know a turn key provider offering products for $60k -$70k in Indy. But a Google search on reviews made their PM side of biz looked really ugly. So I've been searching alternative investment for the past couple of weeks.

I'm surprised to learn that we actually have deals here. Where can you find $60k 4plex deals in Fresno? From MLS? What kind of neighborhood is it?

How is the return look like? Are they turn keys or you have to manage them yourself to make the number work?

I purchased some single families with MACK in south suburbs of Chicago, and 2-4 units from Elite Investment in south part of Chicago. I'm not sure whether single family ones are in the good neighbors, but multi family ones are in the not so desirable  neighborhood. What part of Chicago are you in? Are they turn key properties? What's the return you are getting?

I do want to take the benefit of tax and leverage from real estate investment. So that makes turn key properties more attractive than other options, at least before I understand how the other options work.

How many syndication has you done successfully? What kind of better term did you get? How did you pick that syndication?

Thanks for all the advice! I just start to learn syndication and crowdfunding now. It's overwhelming, even with the help of BP ! I've seen BP promoting Realtyshares. How is your experiences with them? Do they always deliver their projected returns on time? Yes, I'd like to know the reputable local syndication sponsor that you mentioned!

I still want to take the benefit of tax and leverage of investing in real estate, so currently I'm not that interested in hard money lending or REITs. 

As for investing on Note. I've attended a one day workshop where I got enough info to make the judgement that it is too complicated for a beginner like me now, especially the non-performing notes. I'll touch it when I'm more experienced on different approach of real estate investing.

I'm interested in flip & hold. However, I don't have the money to do it here locally (Sacramento is 2 hr drive for me, so I don't consider it local) , and I don't have the team to do it out of state. JV partnership would be a good way to started with, but again, I need to learn it and I need to build my networking at the same time.

When you said Northwest is a good place to invest, can you give me some numbers on deals you can find today? Are there solid turn key properties offered by good property management company? Current all our investments are turn keys properties.

Yes, I'm fully aware of the importance of property manager. That is make it so hard to actually close deals on those good markets!

I've been doing research on Indy, Kansas City, Cleveland, Cincinnati for the price range of $45k-$65k, but yet to find one turnkey provider that does a solid work on rehab and manage it well without overcharge on their products & services. If you know any good one in these market, please let me know! As for Atlanta, I know one turnkey provider, but I think their properties might have appraisal issues.
