I couldn't find 525 N Van Ness on sale info? Have you found it out of MLS?

But I did realized that Fresno offers multi unit for as low as $50k/unit. What's the good neighborhood to invest in Fresno? Do you have good property manager to recommend?

Yes, we are interesting in turn key for now. Just because it is the easiest one for someone like us in today's market, and to take the benefit of tax and leverage of real estate investing at the same time. I'm sure will diversify my investing as we have more experience and equity. Currently we are focusing on cash flow to keep growing our investment.

Thanks for sharing the info in Portland market. Does  6-8% return factor in any management, maintainence, and vacancy? How much does a 2-4 unit cost in decent neighborhood?

I'm trying to go over all the podcasts as fast as I can, but only finished small portion of them so far. I like all of them! Just don't want to skip any one of the podcast.

I know there are new construction single family selling for $115k -$150k and return of 6.5-7.5% in Dallas suburbs. But I'm not sure how easy will those properties be able to rent out. So I didn't invest over there. I still want to invest close to centrol area. But price in such area has already gone up over the peak, and make it less attractive as cash flow investment. 

I'm waiting for another crash to buy in Dallas:)

Do you buy turn key property in Michigan? Who do you work with? How does the number look like? Does it has higher vacancy rate?
