Thanks for your info! Are you talking about the hour rate for their maintenance services? In my contract, it is $52/hr, $125/hr for after hour. Have you been charged with 10% markup fee for a bigger work?

Hi,

I'm looking for good PM for my rental properties (single families and small multi units) in Chicago south and south suburbs. Currently I'm using Elite Invest and Renters Warehouse. Elite is bad, and Renters Warehouse is ok but hard to reach when I need to communicate with them (except for maintenance & repairs) .

I'm considering GC Realty now. However, other than the 10% of management fee,  they have all sorts of charges, on board fee, PM cancellation fee (within 6 months), mark up fee, over hour fee, using their credit cards fee, negative balance interest fee, just name a few. I've talked to over a dozen PM companies, and they are the one that charges the most. 

Does anyone have any feedback or recommendations about this company or their services? or any other PM recommendations will be appreciated!

I also have properties with MACK and not get paid. I'm looking for good PM company to switch to also. 

Some of the PM company I'm looking into are Renters Warehouse ( Real Wealth Network referral), Cap Properties, and Touchstone  Group. 

Anybody familiar with these PM companies? Renters Warehouse has bad online reviews( not sure whether it is close related) in general but declared their vacancy rate is <1% and 90 days delinquency is 0.5%.

I've purchased some properties with MACK for the past year and experiencing the same issue with MACK now. I'm looking for good property management company to switch to. Could you provide more info regarding your research or the new company you've switched to?
