Welcome to BP! Got a couple pointers for you:

  • You might have to look out of town or be ready to put money into rehab for under 100K purchase price. 
  • Work on repairing your credit, conforming loans are the cheapest money you can find. 
  • Save every dollar you can to invest, your savings rate makes a huge difference when you're starting out to help snowball the cash flow. 

I'm only doing long term buy and hold so can't help you out with the wholesaling process but let me know if you need a buyer.

Hi BP community,

Do any of yall have experience doing long term buy and hold on timber properties? I'm considering getting into some of the East Texas pines when I sell one of my rentals to help diversify the portfolio. 

If someone's willing to share some of the numbers it'd be much appreciated. The cash flow in and out on these properties is a bit of a mystery to me so it's hard to determine if or how much I should leverage and if my other rentals would have to float all or some of the expenses until I get a big payday with a harvest. If the long term returns work out comparable to rentals then I might just have to get a couple hundred acres, I'm a patient man.

Thanks @Dave Foster, I'll send you a message about what I'm looking at doing. I'd love to have a couple hundred acres of East Texas pine in my portfolio and a 1031 could make it happen!

Here's the Montgomery flood map for the county just north of 99. Should fill in any gaps in the area @Brian Foster mentioned.

Make sure that you're still getting the deposits from the seller and they're not trying to apply it to unpaid rent. If you have to deal with an eviction then it's part of business.

Here's the Harris County parcel viewer. Just find your property, click on it and it'll show a link to the HCAD account. That will have the address that's on file.

I'm using Cornerstone. I've used them a few times and the rates are always competitive.
