First cash deal closing issue

Hello, Just starting out. I’m just about to close in 2 days on a all cash deal. The property has 2 units with both units being rented. As my lawyer was putting the numbers together I saw that I was only being prorated the rent for 1 unit. When questioned, the seller stated the other unit hasn’t paid rent yet and said they might be moving. Is there anything I should weary about moving forward or any tips on moving forward. I am not worried about the tenant leaving just want to make I don’t get stuck with any issues if they do. Thanks in advanced.
