Hi all! I have two sisters who have the money to invest with me. I have no money at all. The idea is that they put in the money for down payment, and I do all the work including getting the mortgage under my name. We have a very close relationship and have 100% absolute trust in each other. My question is how do I handle the down payment money? 1. Ask them to put the money in my personal account and write the down payment check myself? 2. Can they write the check for down payment on a loan/mortgage under my name? 3. Hassle with starting an LLC? Thanks!

I think the wealthy people are going against the city instead the buyer. I still cannot imagine how someone can buy a whole freaking street!!

I just stumbled upon this article. http://www.sfchronicle.com/bayarea/matier-ross/article/Rich-SF-residents-get-a-shock-Someone-bought-11738236.php It caught me by surprise that you can buy a private street instead of a physical property?? Can someone help explain how that's possible and how this works?? Thanks!

Thanks @Greg Downey @Rod Stanback @Harjeet Bhatti I am looking at $1.9 mil fourplex. Just wondering how financing a multifamily is any different from a single family. I obviously cannot afford that $1.9 mil fourplex now... lol

Quick question. Do I need to put 20% for a multifamily loan?

Hello! I am new to investing in real estate, but I have one rental that is across the country. I was wondering how I should go about doing my regular preventive maintenance on the property... It is a small townhouse. My HOA covers the landscape and most of the outside stuff, so I don't have to worry about that. My main concern is the inside. What should I focus on? HVAC is definitely a big one. What else should I focus on? Also, is there a professional who I can hire to do a full house maintenance for me once every six months? Thanks!
