@Brady Boyer I asked the parent to have everyone over 18, including the adult autistic child, to sign the lease. They were okay with it. No push back.  For the past two years, I've had no problems. I think the key is communication and understanding. I think the best approach is to have a conversation with the parents to get a better understanding of each other just like any other circumstances.

Hello,

What happens if I don't find a property I want within the 90 days or so before the pre-approval letter expires? Do I need to get another one (and have credits pulled again) after it expires in order to continue looking for a property?  

Also, should I shop around for a lender (and get pre-approval letters from all of them) before finding a property? Or I am ok with using the first pre-approval letter to get the property under contract and THEN spent a few days or so shopping for the lowest interest rate?

Hello,

My corporate company is relocating me to another state. I am planning to buy a duplex to house hack at the destination. My company is good enough to offer me a relocation package which includes a real estate agent from Coldwell Banker. What are the pros and cons of going with a company preferred agent vs going out on my own to find an agent myself?

Hey everyone,

I have my down payment currently sitting in my savings account with Bank X for more than a year now. When I take out a loan, I plan to pay with my checking account with Bank Y. The question is do I need to transfer my money from my savings account in Bank X to my checking account in Bank Y to sit for two months there to be considered seasoned?

Hello, 

I have a prospective tenant who will be renting the property with their adult autistic son/daughter. Do I need to put the adult autistic tenant on the lease and require him/her to sign the lease?
