Hi Twana,

My partner and I started to buy remote rentals and have learned that our success or failure is directly related to the quality of our property manager.  We are going to sell our portfolio of remote rentals soon but only because we need the capital for flips.

Hi Mark.  I took the same approach and after two years, I have found that cons have outweighed the pros in terms of marketing and selling my own properties.  My broker took me on knowing this was my intent so that was not a problem.  I have, however, discovered that learning what I need to know best represent myself is a full-time endeavor and recently decided to let a very knowledgeable and experienced agent sell my properties.  I strongly believe the costs will be a positive over the long haul.  The reality is ff we don't close, our capital is tied up, holdings costs continue to increase, and we can't move on to the next property.  Others may have had a very different experience so I look forward to their feedback.

I am a licensed realtor in VA and as Russell pointed out, VA requires an agreement. That being said, I work with a number of investors and some of my agreements limit my representation. For example, I have a investor who prefers to work with another agent in three specific counties. Those counties are excluded from our agreement. At the end of the day, an agent who will look our for your best interests will not let the buyer agreement get in the way of doing that.
