Post: Bill Collectors at Rental

The previous tenant (before I was owner) owed a debt. Bill collectors continually come by the house looking for him and my tenants feel like they are being harassed. What if anything can be done to stop them from coming to the property? Do I have any obligation to my tenants as the landlord or are debt collectors protected by the Fair Debt Collection Act? Any advice is appreciated.

I'm interested in rehabbing, rent and refinance. Private and hard money lenders in my area only lend to LLCs, Trusts etc. After 1-year, I'd like to do a cash-out refinance and convert to a conventional mortgage to pay off hard money and use equity. Most banks don't lend to LLCs...so what are my options to do a refi at that point? Thanks for any advise.

Greetings, I'm considering forming a family trust as a way to protect my investment properties (as well as other investments) from property liens, judgements etc. The intention is to build a successful investment portfolio and pass it on to my kids.

Does anyone have any experience with trusts? Is this a good idea or is there a better approach?

Thanks for the advise everyone. Luckily I don't mind painting, so I think I'll do just that. Everything else seems to be solid with the unit and the inspections came out fine, so nothing else needed to make move-in ready.

Greetings, I'm in the process of closing on my first buy and hold unit. 2/2 1/2. It has some pretty bold colors that may not appeal to most potential tenants. Should I put in the time and/or money to paint the entire unit a neutral color, or should I leave it as is and allow the tenant to paint if they wish? ( with the understanding that it should be neutral or,if bold, must be painted before move-out) What are your thoughts or advise?

Good luck man. I'm also a 1st time investor. I'm in closing on a condo close to  Semoran (hopefully in the next 20 days). When I started looking, I also started looking in areas like that..i.e Parramore, Americana, Texas ave etc. I thought to myself, that maybe a property manager that specialized in those areas would be a good solution..anyhow I ended up going with the condo as my 1st purchase. I hope to cashflow around $300 monthly. Anyhow, feel free to inbox me if you ever want to brainstorm on the local market. -Jason
