Post: Where to start with my wholesaling leads

Hey everyone,

I would say I am relatively seasoned with my knowledge of learning/reading when it comes to the processes involved in some real estate investing (thanks to BP) and such but not so much with wholesaling. So with some lucky events taking place recently I have had the ability to gain a good amount of potential leads in my area. They are mostly all 4-family's but some 1/2/3 units sprinkled out. With the recent training from my job and methods associated, I am able to locate pretty accurately phone numbers and emails to contact owners. I never pictured myself being the guy who wholesales, I mostly wanted to house-hack and buy properties that I could rent for cash flow. So I never really studied/learned the processes involved in wholesaling. I have been in sales for parts of my life including now and great with talking on the phone and such but I am not sure where to get started.

I mostly want to know if I should be calling people to see if they want to sell, or sending them postcards/letters and having them let me know if they want to sell. Also to see if the process of wholesaling 4-units is much different/harder than say SF or duplexes? I know I have to establish a buyers list but have heard its tough to get credible buyers all the time and think it may be even harder with bigger properties. 

Im sure I missed more questions and concerns I have since being so new, so any info/advice is greatly appreciated.

@Jack Dalrymple just found out about it today actually, looking forward my first BP event and building up the network.

@Patrick Flynn In the short term i'm looking to get into house hacking and for the longer term I am definitely interested in multi-families/buy and hold rentals

@Jonathan Bombaci also found this Facebook group today was watching the previous videos, this is something I cant wait for once in-person meetings are up and running again

Currently moved back to southeastern mass after graduating from school in 2019. Have leisurely studied real estate before with a few books here and there but decided to step my game up ever since listening to BP podcasts. If there are any people in here or in the Boston area, I would love to expand my network and maybe try to gain some knowledge from people who are already in the industry or are new themselves. 

Also looking for any groups/clubs that are in the area as well.

I have leisurely studied real estate for a few years without ever getting too deep since I was full-time in school. I recently found BP and learned there are more than 1-2 ways to get into real estate. I have been really focusing on wholesaling and multi-families but I think the best way to get some experience is to house-hack. I am very fond of the idea of having others pay the mortgage or just a small payment myself while learning the responsibilities of being a landlord. 

Since finishing school I do have loans, so my main goal for now is to create enough cash flow one day to completely cover the payments each month. I currently live just south of Boston, MA at home trying to save as much as I can which isn't easy with loans. I have realized a lot of 2-4 units around me are 1. Really expensive 2. Very old. I am not picky in any means on where I live, but I just want to find something that is livable and not crazy expensive. I know the FHA loan is the way to go but I just wanted to also get any advice, tips or tricks on investing and house-hacking in areas like this.

Recently started upping my knowledge on real estate and the steps to take as a beginner. Seems the Boston area is a really tough place to start but looking for other members who are in the MA and RI areas that are looking to increase their network and spread some knowledge.
