Where to start with my wholesaling leads
Hey everyone,
I would say I am relatively seasoned with my knowledge of learning/reading when it comes to the processes involved in some real estate investing (thanks to BP) and such but not so much with wholesaling. So with some lucky events taking place recently I have had the ability to gain a good amount of potential leads in my area. They are mostly all 4-family's but some 1/2/3 units sprinkled out. With the recent training from my job and methods associated, I am able to locate pretty accurately phone numbers and emails to contact owners. I never pictured myself being the guy who wholesales, I mostly wanted to house-hack and buy properties that I could rent for cash flow. So I never really studied/learned the processes involved in wholesaling. I have been in sales for parts of my life including now and great with talking on the phone and such but I am not sure where to get started.
I mostly want to know if I should be calling people to see if they want to sell, or sending them postcards/letters and having them let me know if they want to sell. Also to see if the process of wholesaling 4-units is much different/harder than say SF or duplexes? I know I have to establish a buyers list but have heard its tough to get credible buyers all the time and think it may be even harder with bigger properties.
Im sure I missed more questions and concerns I have since being so new, so any info/advice is greatly appreciated.
