I see a lot of positive posts from many years ago about The Azzam Group, who focuses in Ohio, but more recently negative posts. Wondering if anyone here has experience with the team and can provide some insight?

Post: Tenant Replacement Incentive

One of my properties is a single family, next to an academic hospital, where my target tenants are medical residents. In May of 2018 my three tenants will all graduate and I'll need to replace them. I was thinking of offering them all some incentive to "find their replacements" since they will know some of the incoming residents. Does anyone do anything like this or have any ideas on what type of incentive might be attractive to them? 

Look forward to any thoughts...

I hear, and agree that would be ideal... but as I said - the windows are cracked (vinyl not glass). The clips that you use to latch the windows are broken or missing, etc. If I have to replace a few, I sort of feel like replacing all might be the way to go so there is uniformity. 

What do you think?

@Jason D. Drafty is part of the problem. They do not open properly - the actual windows are cracked, and the mechanicals are not functioning as they should in more than one window. 

@Mark Fedorov Understood. Trying to find those 4 or 5 installers to bid... figured someone on BP has done the same and might be able to provide some leads. 

And yes, I don't think a December replacement is the ideal solution, but if it keeps up at 60+ degree weather, I don't think they'd mind.

Hi

I have a 2/1 trinity in nolibs section of Philly. It was renovated before I bought it, and the windows are fine, but drafty and in some cases broken (mechanicals, not glass). The windows don't look terrible - but I know they are not energy efficient and would rather have windows that can be opened normally.

Can anyone recommend someone for window replacements?
