 Thanks for your input. I am builder/developer and I am not looking for wholesaling. I am looking for deals that I can build myself. While I was win SF, I was building 6-8 projects per year, however, since I am new in SoCal, I don't have that many connection yet. I was thinking to start my own mailing campaign to find deals for myself. I would have love to work with others, if they can find me a deal, either through agents, wholesaler or any other method.

Lovely SoCal, I've read several posts from wholesalers here in OC counties and around those areas who were dropping $10k+ a month. Competition is stiff but another guy I know that's full time in Huntington Beach was still buying properties from MLS but he goes through 40-50 deals a day on top of other marketing funnels. Talking to a few wholesalers in LA/OC, they say avg cost per deal runs them around $2500 per deal in marketing costs. Expect to spend more per deal because the flips are so profitable.

I've tried this in San Francisco with no luck. Of course there are some good deals out there but many of these sellers will just list their house and sell it in a week anyways. So why would they sell it to you for all cash when they can just list their property and sell it just as fast... That is why I think we didn't get many responses to our direct mail. 

 Thanks for your input. I have done in SF market for one year too and never got anything, but I have heard in OC, I will have better chances, if I spend good amount of marketing.

I would like to start mailing campaign in high price range areas such as Newport Beach, Corona Del Mar and Costa Mesa. I was wondering if anybody has done this in the past and what has been his/her experience of mailing campaign in higher price range. Have they received any deals or since they are in hot market, they all go to MLS. Input would be appreciated.

And, if it works, I do appreciate any input to use which list or company to help me out. Thanks.
