I recently sold a property in TX and the entire process was digitally done through electronic signature. I recently bought a property in MO and KS and they were all done through digital signature. I am sure it varies by closing company.

I would run from this strategy. Please do not use your own money to pay off someone else mortgage. Please don't do it. Just save the money you have and continue to look for incredible deals.

I would suggest going to your local bookstore or to amazon. They have a plethora of materials that will help set you up for success. I would try to find material that focuses on the legal definitions of property and all of those ideas.

I know that in Tuscaloosa AL, the habitat homes are very well built as they have to pass city inspections. I would check the regulations in your area and determine the best course of action from that point. 

All properties need a thorough inspection during your due diligence period.

I would find the deal first. 

Then LLC to protect all interest

I have used cozy for quite some time and I find it to be very user friendly and it basically makes the entire process so smooth. You can even build websites for the specific properties you are wanting to get rented. The one thing this does not do for you is cut the checks to separate owners. But it does background, applications, management request, fees, leases, and all the other bells and whistles.

I have come across a 5 unit apartment complex in a college town  off the market currently. 

Owner is trying to sell since he is older and looking to retire. 

100% occupied with leases through December of 2018

-Purchase price: $105,000

-Monthly rent: $2250

-Annual Tax: $1154($96.00monthly)

-Annual Insurance: $ 1275( $106 monthly) 

-Property Management : 8% $180.00 monthly

-Rents are currently about 10% below market value. 

-Each unit Separately metered so no utilities

-Renovated in 2016. 

-Cap Ex budget -$ 200 a monthly 

What am I missing and am I the only one thinking this deal is a steal?
