@Andrew S. I totally agree with what you said about CS declining at Lowes and going back to Depot. Its a shame, the recent layoffs blew out a lot of long time employees that were really good.
I used to live at Lowes (Everyday Trips lol) I knew practically everyone at my store and they knew me. Often times the cashiers would ring me up and take 10% off my entire purchase without me having to ask or do anything, just because I bought so much and was there everyday.
But the last few years I find myself back at HD for the majority of my purchases. I will go to Lowes for certain things here and there like their stock cabinets which IMO are made way better than HD stock cabinets, but overall Home Depot has my business

@Dennis Hill Fleetwood, Pinegrove and Skyline service the state of Maryland. However, a word of caution. If this is your first deal, you may want to purchase a used mobile home first to get your feet wet and make your mistakes with. If the park your placing it in has an age restriction, then seek out an newer but used mobile home. A brand spanking new mobile home from the manufacturer is a large chunk of change, in addition to transport and setup costs. You'll soon find yourself in a financial hole before you even get started.

Check what your local code dictates. Usually if you have a window that opens within the bathroom a vent isn't required. However, most of the bathrooms I have seen, the window is usually within the confines of the shower area. That would be your functioning window, but in real life, most of the time that window usually remains closed.
Here should be your bottom line and what you should be asking yourself: Will adding this feature make my new tenants happier and possibly stay longer if they are comfortable? Will this add value (although slight) to my resale down the line? Both answers would be yes. If you cheap out now, you will regret it later on down the line.
That's my take on it.

@EDWARD M. I don't believe contract law is much different from state to state. Now NJ does have some crazy laws and honestly I have never done a deal in NJ because of it (There's plenty in PA) . What's your agent have to say about all of this? Is he just shrugging his shoulders or what? If it was me, and it was a property I really wanted and a deal was in fact signed off on and solidified I would initiate a scorched earth policy. I'm curious to hear from others that have a lot more experience than I with NJ and this type of issue.

I'm all for it. I do A LOT of lease to own deals, and I'm proud to say I'm one of the good guys when it comes to lease to own agreements. I have come across some people in RE groups that make it their business to screw the buyers in the end with unattainable terms so they can recycle the property back on the market, even brag about it. (Honestly I don't know how they look in the mirror) But when Dodd-Frank became law, I seriously stopped doing any lease purchase deals, until I fully understood the law, and opted to sell places cash or conventional financing only during the period of discovery. Scumbags will be scumbags regardless of the law on the books, and the treasury dept should keep the banks on a short lease, otherwise yeah, I would be happy to see it go.

Was money exchanged / put in escrow? Are you actually sure the seller signed the contract? A lot of times the buying agent will have you sign a sales agreement, only to be sent over to the selling agent. The sellers agent then sits on the offers and doesn't actually present them to the buyer in the order they were received but which offer came in more. This sounds like that may be the case in your situation.

@Adrian Smude, Thanks so much for putting me onto Kevin Bupp. I have been listening to his podcasts since you posted your answer and he has some really good info on each episode, I already learned some new stuff.

Hi all
Ok, I have been in the buying, renovating and selling of mobile homes within parks for close to 8 years running now. In those 8 years I have also done park management duties, tenant screenings, helping the park manager & maintenance crews with park issues etc etc., everything but actually owning a park.
So its time to take the next step and purchase my own park. I'm not afraid but a little uncertain on a few things. I have 2 purchase deals in the works, one is very active and the other is still touch and go (seller mulling my offer). I was hoping someone in the bigger pockets family had a purchase agreement they could share with me along with some mentoring during the purchase process. I won't bombard you with tons of questions, just here and there kind of stuff if something comes up.
You could PM me or email if you wish, but I really need an purchase agreement to study. I'll keep everyone updated as this progresses so I can keep a log of what I did right and what I did wrong, and hopefully it could be used to help someone else out or used for inspiration in the future. Either way, really hoping for some good feedback and help on this especially from MHP owners themselves. Thanks Bigger Pockets Peeps!

I realize this is an old thread, but hopefully some folks are still monitoring. Does anyone have a purchase agreement for a MHP that they can share? Even better something in Word format so I can edit. I have a potential MHP, deal and could really use some help.
