You know I never though of my sales prices as "gimmicky" but since you mentioned this I see where your coming from on the question.  For me, I add up my acquisition costs plus labor plus materials and I want to make 35% on the deal, I add it all up, what ever the figure is that's what I go with and advertise the price as is.  No rounding. (Well I drop the cents, but LOL I used to include that too).  Most recent sales were $46,310 and $21,715.  

I never had a complaint about it, never had a problem but you have got me thinking about what my buyers may be thinking,... hmmm

Both @Thomas S. and @Dave Dachtera made some good points.  I just want to add maybe you can meet the tenant half way.  Had something similar happen to me in the past.  Mine was a tenant buyer but added amenities cost time and money no matter what, but here's what I did.  I said to my elderly couple,  If you reimburse me for grab bar hardware I will install it for you no charge.  Worked out great.  Just locate the studs and secure, no issues or problems.  The seat you will have to insist they get a shower chair.  Easily can take it in/out of shower no problem they shouldn't have a problem with that request if they are reasonable people.

I wouldn't sweat the grab bar hardware.  Think of it this way, its a nice feature and an added bonus once your tenant leaves.  Shows and gives the impression to the next tenant that you care.  

Also remember this.  Every modern day hotel room has them installed now, so really theres no need to revert back to previous (IMO).  I do believe the 2 bars on back wall is excessive though.  one on each wall should suffice.

@Ronald Bourgeois  I 100% agree with you and what you describe (first late send notice)  Its a policy I have now have adopted since this happened to me, not matter what the circumstances are.  Truth be told, out of 50+ lease purchase deals I have only 2 other lates,  for the most part the people I sell to pay me on time every single month.  On this particular case I screwed up by being way too nice since there were 2 children involved a 1 year old and a 7 year old.  As much as I try to be the terminator, I do give people the benefit of the doubt and try to work with them especially when kids are involved. Little did I know they used those very same kids to manipulate me in a way.  But when push came to shove, and they weren't cooperating I had to go after them.  If I did it sooner, yeah They would have been out.  But here is the bright side.  I now have a story to tell!!! I can share my mistake with the rest of the BP folks, so others can learn from it. :-)  and I learned a few things too.

@Steve Morris I wish you luck my man. Hopefully your deadbeats are not as smart as mine using free legal aid to string this out. Best advice I can give is show them no mercy, none. (One of my other mistakes, I can be too nice at times) Get em out and get em out quick. wishing you best of luck.

@Mindy Jensen   I dont know if anyone is still looking at this thread, but the filter by location does not work.  At least for Pennsylvania.   When I filter by location with just the state, (PA)   I get the following:

@Janene Tompkins  I now rewrote contracts and promissory notes to say that it's a Lease Purchase Agreement.  The fact that it now states its a lease, It falls under tenant/landlord law.

If this were to happen again (hopefully not) I can now evict them, and retake possession of my property, if they don't perform to the agreed terms. (ie make the scheduled payments)
