I know we're in a bit of a buyers market and material costs have gone up, but curious to know what investors are paying for ~1000 sq/ft 4x1 2 story frames with basement, in need of full rehab + additions(1.5 -2 bath) in Avondale?

Here are my calculations: Avondale Flip Quick Analysis
Reno - Adding 1000 sq/ft = $120,000 + update 1800 sq/ft = $90,000 + Buffer = $10,000

Thanks for the feedback. Here is how I broke it down. Would love your thoughts on ARV given your statement on the "environment". Avondale Flip Quick Analysis

Sales cost - You're correct, although rehabbed, buyers will always seek concessions updated to 2.5%
ARV - Comps pulled 685k,742k,862k,805k (all frames needing additions of 750 sq/ft)
Reno - Adding 1000 sq/ft = $120,000 + Reno 1800 sq/ft = $90,000  + Buffer = $10,000

Hi @William Allen - Hope this helps! 

You can definitely download a contract from the internet, or any number of places you listed but, only as a starting point.  You will want to get advice from a local, investor-friendly attorney to ensure the contract aligns with local laws, meets your business goals and protection requirements.   

There are a handful of signature tools out there.  DocuSign is great.  Hellosign.com allows you to send 5 contracts a month for free.
