Avondale - Chicago SFH - Running Numbers

I know we're in a bit of a buyers market and material costs have gone up, but curious to know what investors are paying for ~1000 sq/ft 4x1 2 story frames with basement, in need of full rehab + additions(1.5 -2 bath) in Avondale?

Here are my calculations: Avondale Flip Quick Analysis
Reno - Adding 1000 sq/ft = $120,000 + update 1800 sq/ft = $90,000 + Buffer = $10,000

Not sure where exactly in Avondale. It makes a difference. But 800+ is the way tippy tippy top I think.
