@Richard Licon I just completed a 40 minute webinar with Lee Arnold about private money brokers thru reiclub.com. I’ve never heard of such certification. I didn’t know you could broker a loan for fee. He also explains how you could wholesale a deal and get the funding for the deal. Wholesale fee + broker fee combined. Not sure what to make of this. It was only 398 to receive the blueprint program to begin.

I sold my home in July and bought a new home in august. My purchase was contingent on the sale of my home. Does this qualify as a 1031 exchange? I also divided the remaining with my siblings.

Hi Everyone! When seeking out financing for your deals do you factor in the holding cost as well? Say, 3 to 6 months while you wait to complete your rehab so that you don't run out of money. Any helpful advice would be greatly appreciated.

I'm very interested in joining my first meetUp. I've watched many videos, listen to podcasts and currently, reading books from biggerpockets. I became a pro member on 2/15. I'll be analyzing 3 properties per/day using BP calculators. I don't have any skin in the game yet. I want to have 2 cash flowing properties by years end.

@Rod Stanback Thank You for the information. I’ve been doing extensive research in PA. One of towns I ruled is Scranton. The crime rates is equal to the national average and there’s not many jobs. I’m focusing on low cost properties. I’m from NY and I’m simply prices out of the market.
