@Bob Okenwa Yea, I've been looking everyday to see if I find something that fits what we're looking for, mainly use Zillow. Pretty sure I'll end up house hacking, just need to find the right deal before I pull the trigger. Thanks for the insight on the rental market!

@Will Fraser Thanks for the insight man! We are mainly shooting for SFR and am only worried about market rents declining within the next year or two which will eventually hurt cash flow when I look to house hack the next one. Is this a valid thought, or am would you say I'm overthinking it?

So I've been contemplating house hacking our next property and renting out the current one we live in now. With interest rates so low, I've been really tempted to pull the plug and find our next home (for a year). Currently live in Goodyear, AZ and the market is HOT, house are flying off within a few days. I really want to start building our rental portfolio and think that house hacking is the best fit for us at the moment, but just not sure how risky it would be to do it at the moment. Our current home would cash flow a pretty good amount, the only thing is finding a decent priced home to move in to. Has anyone house hacked successfully during the market right now?

Would really like to hear what everyone's experience house hacking has been like this year? Any insight on why it is or not a good idea to do it during these times...

Good evening everyone!

I just got notice today that I have been approved on my HELOC and want to get some insight how other people have used their HELOC for real estate investment purposes. I would like to hear anything from flips, BRRRR, etc.

I’m still up in the air as to how I want to use mine and would like to hear your stories and how everything turned out from beginning to end.

So I am new to the whole REI investing world and have come up on some properties that might have some potential. My plan is to start off as a wholesaler and build up some money to get into fix and flips. But one question that I have is if the year that the house was built have a big affect on whether it is a good deal or not? Of course roofing and year of ac unit matters, but do investors really focus on the age of the house? I guess I'm mainly concerned if fix and flip investors focus on this and would affect their interest in a property? Thanks for the help!

Thank you all for all your motivation and great motivation! I'm really inspired to get out there and drive for dollars after I took a drive yesterday. I was really amazed to find plenty of houses that have potential! I will be putting my first bandit signs out soon and am looking forward to see if I get any leads! I did have a couple of questions: Do you use two different numbers, one for buyers and the other for sellers? What website do you prefer for yellow letters? Have you ever used phantom signs? What was your initial strategy to get buyers on your list? Again, thank you all!
