@Travis Henderson I almost bought in Sacramento a few months ago, as I currently live in Sunnyvale, CA. However, We have decided to RE invest in other landlord friendlier states like Texas. California is not very landlord friendly and the market in very cyclical unlike other parts of the US. My wife manages a several hundred unit multi-family here in Silcon Valley, and it’s unreal dealing with the demands of tenants and the rights they have over the landlord. It can be a huge hassle to deal with, but there is profit to be made if you do it right. Sounds like you have some great connections there in Sac, which could be good for you. Just be aware of more liabilties and taxes here in CA. I know a lot of people in the Bay Area that are moving out there. Which could be great for the Sacramento area. @Ricardo Murph II Ask them in writing to get rid of the dog. If they don’t, serve them a 3 day notice. Because if a neighbor or someone of the like gets bitten, you would be liable. And that my friend, would be a very bad day. However, you need to make sure that it truly is a pit bull. If it is not, you could actually get yourself in even more trouble. Especially if it ended up being their “Emotional Support” animal.

Great help guys. I am starting a new construction rental in the Hallsville area, and will be looking for reliable property management as well. Would love some help on who to get and avoid. 

I'm a longview local, but moved out to San Francisco Bay Area a couple of years ago.

Hey Guys, 

I currently live in the Bay area of California and I am about to take on my first rental property.

However, I am originally from Texas and I will be building a new construction in Texas for a rental. My father will be the builder, who lives locally in Texas, and has a lot of experience in home building. As of right now including the lot, we are expecting to build for 100$ per sqft. Total sqft will be 1550.

The house we are building has been built before as a rental and has done very well.

We plan to be all in on construction and lot for 150k, and will rent the home out for 1500$ per month. The rental demand in the area we are building is very high, and supply is very limited. 

I'm looking forward to starting (we start construction in two weeks) , and learning as much as possible. I would love to escape the rat race by the age of 30. I am currently 25, and my wife is 24 (she is a property manager here in CA and brings us lots of great experience). 

We carry no debt, other than what we will have on the rental property, which will cash flow. I can't wait to get this one done, and start another one! Lets go!
