@Grant Rothenburger I think getting into an apartment community is a great idea. My wife started at 19 in the apt industry as a leasing agent with a G.E.D. and no college degree. Fast forward 5 years at 24, and she is the senior manager of a 1000 unit apartment in the Bay Area doing very well. She’s gotten the ins and outs of the industry and learned an incredible amount to help us move forward in our real estate ventures. Read the book by Cal Newport - So Good They Cant Ignore You. Get really good at something, solve a problem, work your *** off, out work all your college friends and you will crush it in anything you do. College degree or not. I wont say whether you should continue or drop out, but dont for a second think college will be your saving grace and the only way you will be successful.

@Mary Mitchell I bought some golf clubs on Craigslist a few weeks ago from a guy for 65$. He couldve probably gotten 100 bucks if he would’ve waited a week or so. The thing is, the value of time and convenience was worth losing out on 30% of potential money. He didn’t want to waste time going back and forth with other people and their offers for a couple of weeks, constantly having to meet people and show them the clubs, only to have them walk away with no deal. He wanted them gone. The thing is, we live in a capitalist world and not communist China. People buy things and turn around and make money of them. I hope the next individual that buys a home from me, turns around and makes 50% profit. It’s not wrong, unfair or greedy, Its wonderful. its America, and it is a lovely country we live in. Im not a wholesaler, but I think they can provide a tremendous amount of value for the sellers that choose to go that route.

@Michael Tripp I have been eating up the BP money podcast with @Mindy Jensen and @Scott Trench. It’s incredible how many resources we have as investors. We really have no excuses but to completely crush it on everything we do. I am currently diversifying with both my wife and my own 401k and Roth. We both do 100% of the IRS max on those as well as the max Roth. I know some folks disagree with the 401k and what not, but to me it’s one more thing to add to my list of diversification along with real estate. Plus I live in the lovely state of California and the taxes are brutal on a dual income family. Thanks for the reply Michael. I’ve really loved hearing all the different perspectives.

@John Hunter I guess it really boils down to the question, can you be diversified within real estate and only invest in real estate and nothing else. I think the conclusion I’m coming to is that just owning real estate and no other investment, doesn’t mean you are improperly diversified. You can be incredibly diversified solely owning real estate, but doing so in several different facets within REI. Example: owning in different markets geographically, tenants that work in different industries, having multi family, single family, REITs, private lending to investors, vacation rentals, areas of high cap rates, areas of low cap rates, ETC.

@Steve Vaughan Zig while others Zag is great. I think that’s really what separates a lot of us here on BP from the masses. We aren’t “normal” and far from status quo.

@Joe Splitrock what a fantastic answer. I love that your are diversified by your diversity of tenants. That’s such a powerful point that a lot of people forget. Thanks for sharing that Joe. Do you do any stock market investing? If so, how do you feel about that as diversification?
