Is this a good deal for buy and hold?

need a little help figuring this out as i am still new. let me know if i forgot to consider something. These are just some raw numbers, so if someone could help me make a little more sense of them that would be great!!

Location: Awesome, right in front of ivy league collage gates

Cost:65k

Rehab for rental: 50k ( it is a mess and needs a lot of work,but after this all major repairs will be done)

Rents for: $1200-$1500 month

Property taxes: $2800/year

Probably pay cash at first and later refiance out.

Any insights would be great!

    I think I see where you are coming from...but we would only be taking out 20k profit not 60k...or am I misunderstanding you?
