For a SFH, it could still be a flip, the repair cost varies too depends on if it's a rental or flip.

It's a good idea to present ARV, but you can also choose to include the recent SOLD Comps and let the buyer decide if you can't.

A $62k SFH at low income area in Columbus (I am guessing a C neighborhood?) with $800 rent is ok, I would look for a better number if I were the investor.

Columbus is a great market for buy-and-hold, even 2% rule applies to some area.

Congrats!!!!! I am also a newbie who just started last year, now I own 2 Duplexes. My next goal is a small apartment with 5-10 units. This is part of my 2017 goals! :)
