@Jaron Walling, Thank you so much for your feedback. Yes, 6% plus 4% market appreciation can get me to 10% hopefully. Inflation is definite so I want to hedge against it. As for rent, it has continue to increase and its only gonna keep going up with inflation and lack of inventory. What's your thoughts on Brownsburg? I am in escrow on a property in Brownsburg, SFH 3ba 2.5ba 1585sq ft. Market rent has increased so much that 6% is achievable. I am not a local but really liked the schools and the low crime rate.

I am looking at Class B neighborhoods in INDY, I am looking for long term Buy/hold with a 6% ROI before market appreciation. Is it too late? Are there still deals? Anyone with experience, Please shed some light, thanks in advance.
