I am also looking to invest in Columbia SC. I am looking at Curvewood Rd, is that “war zone”? 😩

It’s by a nice park, North Springs Park.

@Scooter Williams I am looking at close to North Springs Park area.  Is that a good location?  I am not too sure about the schools, but I think it's Richland 2 schools, maybe?

Hi BP fam!  I am looking at Columbia SC 29229 for sfh, I heard is still a great location aka North Eastside.  Seems like the property taxes are high but I think it can still cash flow.  Anyone local or investors with any feedback or experience willing to share? Would you still say it's a good place now to invest?  How's the job market? How's the rental market? Thanks in advance.

Yes. You can refi with your LLC. I just did a refi in my LLC. I paid cash for my duplex and then refi cashed out on the equity appreciation

@Thomas Julnes, Exactly, your New LLC has no credit. But DSCR loans can offer you a loan based on your appraisal upto 75% LTV so with your 25% down, it can work. They can also get a market rent minus 10% as your DSCR ratio not to exceed 1.20. There is DSCR loans that would work but it's a bit more costly than a bank loan. Banks typically want the 2 yrs tax returns for income. DSCR loans will not report to your personal credit report which is a plus as well the loan can go in your LLC name which is another added benefit.

@Amy Davidson, I am so sorry that happened to you. I can't imagine spending that kind of money and getting lied to.  Yes.  You would need a release of the appraisals.  Do you think they would release it to you?  That's horrible how the company did a bait and switch.  Such bad business ethics, Can you disclose who?

I agree, you should look into DSCR loans. Best of all, you can put it in your business for liability and free up your personal credit for later use. DM me if interested.
