What Class B neighborhood in Indy are you investing in and why?

I am looking at Class B neighborhoods in INDY, I am looking for long term Buy/hold with a 6% ROI before market appreciation. Is it too late? Are there still deals? Anyone with experience, Please shed some light, thanks in advance.

@Jessica Tsao Brownsburg is blowing up as well. Some of it was farmland just a few years ago. I'm in the area a lot for my 9-5 job. It's a good location and not far from Indy.
