Good Morning BP Family, 

I am an investor in Baltimore City looking to build my investing team. I am in need of a RE investor- Agent who knows Baltimore WELL and is familiar with handling 203Ks and utilizing city development grants. In addition, I've tried a few local property management companies with not much luck. I need a Full-house management company with are familiar with working with house hackers if possible. Any leads/suggestions are greatly appreciated:-)

I am a relatively new REI in Baltimore City and was wondering if anyone has used the Purchase & Renovate loans, Vacants to Value, and/or FHL Bank Foreclosure Recovery Product to purchase City-owned Properties in Baltimore City? I currently have 1 house hack and would like to use these development grants for my next !!

I am in the process of purchasing a completely rehabbed multi-unit property in Baltimore City, Maryland. It was brought to my attention yesterday that the seller has not obtained a Use and Occupancy Permit. None of the Mechanical permits has had a final inspection however he did start the process of obtaining the Permit and now needs the Fire and Housing inspections to be completed. The property has not been inhabited since it was purchased a few years ago. I am using FHA financing and was just wondering if anyone had any general advice on how I should proceed in this matter. Will my lender and/or title company request this permit prior to closing since this is not a new construction ? I appreciate any guidance.
