My ceiling height is over 7’ however my issue is that I will likely have to widen a bedroom window in order to make it a legal easement and currently all of my BGE/electrical service boxes are inside the basement were I’m renovating and sill likely need to be moved outside.

Hi All,

I recently submitted a permit application to Baltimore City asking them to allow me to convert my currently MFH R-8 zoned 3 unit into a 4 unit building. The basement would be rehabbed into an apartment unit. I have had a few contractors come out to provide estimates however both they and the City are requesting architectural drawings for the next step. Does anyone have any architectural/design references ? I am looking to have them to provide their services ASAP!

@Justin Williams Thanks Justin. I just calculated my lot area divided by the R-8 minimum area and it seems to be in compliance. I also submitted application for permit and will be following up with the City for next steps Monday. Thanks Justin !!

Hello Everyone,

I’m a relatively new investor with one deal under my belt. I house hacked a 3 unit MFH in Baltimore City 4 years ago. I am seeking a mentor who could guide me on how to scale. I am a full time Registered Nurse and enjoy my career immensely! My long term goal is to acquire 10 rental properties to use as early retirement income. I’m currently in Doctoral school to become a Psychiatric Nurse Practitioner and plan on practicing full time for approximately 10 years before flexing into a consultant/1099 role that will allow me work only on my terms.

Over the past 4 years; I’ve studied and over analyzed deals wayyyy to much which is why I am in desperate need of a mentor ! I have some dry powder and more than ready to hop in my next deal !

Any suggestions on how to secure a knowledgeable mentor is greatly appreciated:-)

@Ty Mar Awesome! How difficult was it to get the City to approve the zoning change? I currently own a 3-unit/1 rooming unit in 21217 and would like to make the zoned rooming unit (currently an unfinished basement) a apartment unit? Any experience with this? I have emailed zoning and wanting to hear back.
