Good Afternoon everyone,

I wanted to provide an update. We moved forward with the purchase offering a much lower price.  We were countered and went a little higher then we should have. There were 82 joist that wound up needing addressed. We have since closed on the home and joist work should be starting by next week. The final cost for the joist work was 16k and change. I think we will still be ok by the time we are done but certainly a big project for the first flip/hack. I want to thank everyone for the insight and knowledge and look forward to continueing this journey.

Goodmorning, we just received our inspection report back on a home we thought only needed upgrades. There appears to be a substantial amount of issues. Most I'm comfortable with however the structural issues do scare me. I read through many other posts but stil do not feel confident. I am wondering if anyone experienced would be able to provide feedback on how deep this repair could go. The joist have been cut and are cracked as well as substantial mold. I do have photos I  as well as a more detailed description. There are multiple places with cracked brick on exterior as well. I was given a 10k-12k repair unofficial estimate and want to see if others feel this may be reasonable and what else could this lead to cost wise that may not be realized at this point. Thank you in advance .

Well we talked to the county tax assessor and got the Plat for the land.  There is two easements for drainage that would make it really hard to subdivide.  We are going to pass on that house and property.  I do appreaciate the input!

Hello

Me and my husband have to move to Virginia as that is where we are getting station. The minimum amount of time that we will be there is a year and half.The plan was to buy a foreclosed house, or something that we can force equity into over the time we were there and sell when we leave.We have found a place that is 2.5 acres in the middle of a large city, and is surrounded by housing developments.The sellers are not selling to developers as a wish of their dying mother (not yet verified, was told by selling agent).

My questions are:

1. How hard would it be to subdivide 2 acres?

2. How much time does it take?

3. Where do I get the information on how many lots it could be subdivide into? I have looked on the city website and it is not easy to navigate to get info of the house or property. 

4. What are some of the things we should look at before buying this place and plan on subdividing it?

This place is not out of our budget but is at the top of it.If we didn’t subdivide and make money that way the house would need updating and not sure it would be in our budget to buy and remodel this place.
