@Shea Spinelli No problem! They are pretty good about scheduling demos! I will say that I had a difficult time getting a person on the phone in the beginning a few times to get issues fixed, but I haven't had that trouble in a while. :) It seems best to e-mail them and request a phone call if you want to speak to a person about something.

I really like AppFolio! I feel that it’s very robust and could handle all of my needs. I’m VERY unfamiliar with its accounting capabilities, to be honest, because we have an accountant that handles all of our books. However, it appears to be really well equipped for accounting from my exploration of the software. 
I love the ability to text tenants right from the software, to pay owners via eCheck, and the structure of how the maintenance requests come in. It’s great!! We manage 70 units (moving up to 100 this spring), and I think the transition will be very smooth for the new properties we are about to begin managing. It’s a great software!

On a side note, I went to a property management conference this last week and met two Property managers/investors from Maui! Made me think of you!!

@Nicholas Nicastro I did a demo with them today, and I think I’m going to go for it! It seems like it has all of the things I need and looks pretty user friendly despite its plethora of features. I’m excited to dig in.

Hi all!

My husband and I run a small property management company based in Springfield, MO, and we are looking to take on some more clients! If anyone out there is looking for this service here, we’d be happy to chat. Right now we don’t do anything bigger than a 4 plex. Our specialty is single family homes. 

Also, if anyone has recommendation for advertising and lead generation on new clients for this sort of business, I’d be grateful!

I'm looking into some new property management software! I currently use TenantCloud, which I think works pretty well for self-managing DIY landlords, but it's not meeting the needs of my property management anymore (I manage close to 70 units). I'm pretty interested in Rentec Direct, and I'm wondering if any professional property managers out there use it, and what your thoughts on it are!

I specifically need really user friendly accounting features (including ability to sync with quickbooks and print checks directly from the site/software), customizable online application, and online rent-pay as an option (hopefully with free or very cheap ACH).

I just barely got mine here in MO about 5 months ago, and I highly recommend going to an in-person class! I started out online using Real Estate Express, and there was a LOT of information, 3/4 of which I didn't really end up needing for the test. It took me a lot of time to get through a small amount of the class online, so I changed gears and signed up for an in-person class. Best decision I made! If you are anywhere near the Springfield area, Lifetime Learning is great. I passed my test on the first try! Their pass rates are quite a bit better than the state average, from my understanding.
