Hi fellow BP'rs !!!!!!!! My name is Jessica Edmond. I live in Pensacola, Florida and I own two LTR's and one STR duplex that cash flows positively. I'm at the point where I'm interested in using my military retirement plan (TSP) to offer a cash deal on a property that is a two for one with extra room to build an additional small property, in a very busy, close to base location. Lots of opportunity. I would like to know if there is a method to properly and fairly analyze the correct offer for a cash deal.

Hello fellow BP'rs !!! My name is Jessica Edmond. I live in Pensacola Florida and invest in real estate in my community. I'm also active duty Navy of 25 years. My plan is to retire in 2022. I have one LTR in Maryland and two LTR's in Pensacola. One of the LTR's is a duplex and cash flows off of STR listings. I also co-host two listings that i do not own, am activly pursuing additional arbitrage opportunities in my area. My question is, how to do i properly analyze a cash only offer. How do i know what is fair to offer in order not to offend the owner.

What made you interested in investing in this type of deal?

I got into investing in rental property due to my requirement to move locations every three years in the military. They give you a monthly allotment for housing and i quickly figured out i could pay someone elses mortgage and build the equity and wealth or buy my home own and make myself equity and wealth. I've been moving, buying and renting since 2004. Three homes under my belt, to include one that i ventured into the airbnb world.
