HOW TO OFFER/ANALYZE THE BEST CASH OFFER (PENSACOLA, FLORIDA)

Hello fellow BP'rs !!! My name is Jessica Edmond. I live in Pensacola Florida and invest in real estate in my community. I'm also active duty Navy of 25 years. My plan is to retire in 2022. I have one LTR in Maryland and two LTR's in Pensacola. One of the LTR's is a duplex and cash flows off of STR listings. I also co-host two listings that i do not own, am activly pursuing additional arbitrage opportunities in my area. My question is, how to do i properly analyze a cash only offer. How do i know what is fair to offer in order not to offend the owner.
