My original question was how to I complete the job without the original GC?  Don’t I need him to attend the final inspection? Or can a different GC complete the final inspection?  Does it matter?

I paid him 20 k deposit and then paid him for all work once it was complete.  I do owe him 5k and told him the checks were ready for pickup but still no response

He won’t respond to me even for that but I can tell What still needs done

I ve been working with the same GC for 9 months now.  Was supposed to be 3.  We can see the final line.  Minor stuff needed to fully complete a full rehab.  He has ghosted us for days at a time and now he’s done it again but finally responded to text messages and said we need to find somebody else.  Way should or can I do? Don’t I need him to finalize the final

Inspection paperwork?

Just getting back onsite and seeing this post. So, honestly, hiring a property manager is more about time managment. It is a 24/7 operation, literally. If you have one home it may be doable to manage your one STR however, ALOT, goes into it. You also have to make sure you have a good A team to support the endeavor such as as a good handyman, electrician, plumber etc. Reliable, trustworthy and affordable help isn't the easiest task to find in this Pensacola. Additionally, you have to understand and meet deadlines on local Tourist Development Tax. It can be tricky and will add to your task list. Hiring a GREAT cleaner that is reliable, dependable and affordable is a must, and again isn't easy. Guests are the most difficult part. They are needy and quite honestly can be a huge pain in the butt, 24/7 round the clock. Trying to make everyone happy all of the time is a mind storm and lends to a ton of stress as well.

I have a small local STR property management company. I have about 30 homes in my portfolio (PensacolaBnB.com) and I promise you whether its one or 30 ITS A LOT OF WORK, A LOT OF HEADACHES AND A LOT OF STRESS.

The real decision is how much you want to have to deal with.  Especially if you have a full time job, are a full time parent, want the freedom of leaving town for business or travel without having to figure out how your operation will run, or just plain don't want stress.
