@Wyatt Nyman I usually look at any new MLS updates every morning, then all the random places people list FSBO (facebook market place etc) I then go to whatever house I'm working on and work there most of the day (I'm a buy and hold, but spend a lot of time fixing up the house before I rent it out), I try and make sure that I'm buying enough so that I always have a project to work on. I still have the "fun" admin side of everything that I spend 5-10sh hours a week on. I also tend it end up working 7 days a week just because I like it so much so its hard for me to take too much time off. Message me if you have any questions, I'm willing to help! good luck!

@Edgardo Lecona have you looked at smaller local banks or credit unions? I have had a lot of luck with them and I usually get better rates

I second the umbrella its very cheap for the protection that it offers!

@Charles Large, sadly he has said that he will only take "a million cash or an order from a judge" so he isn't planning on going anywhere

@Steve Smith thank you so much for you input and your personal experiences! The father has passed and the daughter is the only heir. I drove my the house today and there was a large amount of police cars, so maybe something will work out!

@Account Closed I have spoken with the estate lawyers, father left everything to the daughter. the son lived there rent free for 3 years, and hasn't had a job since he moved in.
